As Managing Partner, Daniel Payne guides the financial side of LifeCare’s senior living developments, with responsibilities that encompass underwriting, capital planning, budgeting, and financial execution for life care properties. He plays a critical role in evaluating markets and development opportunities, securing equity and debt capital, overseeing development budgets, and identifying exit strategies that support the company’s long-term growth.
Daniel brings a disciplined, analytical approach to underwriting and financial decision-making, ensuring that each opportunity is meticulously evaluated, reflecting LifeCare’s emphasis on strong investments, conservative assumptions, and sustainable performance. This focus on financial discipline is a key component of the management team at LifeCare.
He holds a Bachelor’s Degree in Accountancy from Mississippi State University and a Master of Business Administration from Delta State University. Additionally, he is a licensed Certified Public Accountant in the State of Mississippi, contributing extensive expertise in financial management, forecasting, and strategic planning to the leadership team.

Brand & Office Administration Manager
Wendy Barthe Peavy has played a crucial role in shaping LifeCare Properties’ brand identity from its earliest visual elements, including the company’s logo and overall branding. As Brand and Office Administration Manager, she oversees LifeCare’s brand, communications, and office administration, ensuring consistency across marketing, investor-facing materials, and day-to-day business functions related to senior living developments. In this role, she manages public relations, social media, and special events while coordinating the internal details that keep the company running smoothly.
Since joining the management team in 2005, Wendy has overseen office administration while developing a role that blends creative leadership with deep organizational knowledge. Her professional background is supported by an extensive set of credentials. She has been a Mississippi licensed Real Estate Sales Associate since 2005 and earned the Graduate REALTOR Institute designation in 2007. More recently, her participation in Vanderbilt University’s Generative AI Initiative has enhanced her ability to contribute to creative and strategy-driven work. She has earned specializations in Prompt Engineering, Generative AI Leadership & Strategy, and Prompt Engineering for Law, among others.
Outside the company, Wendy is actively involved in her community as a member of the Community Relations Committee and the Executive Board of the Biloxi Bay Area Chamber of Commerce, as a Biloxi Main Street Partner, and as Chairman of the Biloxi Municipal Election Commission.
